Weeds shall be removed periodically as required from all landscape areas as required to maintain neat attractive appearance. Poisoning of weeds, when necessary, to be included.

    Weeding may be required on a continual basis. It is the intent of this contract to keep the area neat in appearance and free from unsightly weeds.    

    All landscape areas will be fertilized three times a year

    All application shall be applied under manufacturer's recommended conditions.

All lawn areas shall be cut and trimmed so as to maintain a neat and healthy appearance.

Fescue lawns should be mowed @ 3" in warm weather. In cooler months will be mowed @ 2".

St. Augustine and Bermuda lawns should be de thatched and use annual winter Rye seed in October. (not included by this contract)

Any debris in lawn areas will be removed

Will fertilized three times a year.

    All planted areas shall be kept free from voluntary grasses, weeds, leaves, papers, bottles, cans, rocks, spent blossoms and other debris. We are responsible for the disposal of all debris.

    All shrubs shall be carefully pruned, thinned, pinched and trimmed in a manner that will retain the natural growth characteristics of the plant throughout the entire year.

    All vines (if present) shall be continually trimmed and espaliered (where required) on site so as to maintain a neat and healthy state.

    All walkways and parking areas are to be kept trimmed in such a manner as not to provide concealment for potential attacks

We shall prune small branches and growth which interferes which interferes with public ingress and egress of the areas after obtaining permission from the manager.

    All trees shall be fertilized a minimum of three times a year to keep them in a healthy, growing manner and neat in appearance.

    Individual operations to tree grown to maturity and defined by the necessity to employ equipment outside the general equipment normally employed by the contractor shall not be covered by this contract.

We shall be responsible for programming controllers in order to apply the appropriate amount of water per week on all landscaped areas, or as otherwise specified by the manner. Timer controls shall be set to operate at a time when there is a minimum of wind, foot and automotive traffic.

We shall be responsible to regularly inspect and examine the sprinkler system with respect to proper function and must clean heads to assure proper function.

We shall inform the manager immediately of any parts which need repair or replacement resulting from theft or vandalism. We shall replace up to 15 sprinklers heads and nozzles a month due to vandalism or theft  any more than (15)  will be born by the owner.
